Understanding a mortgage application or the different lending criteria of the various banks can often feel like deciphering the Da Vinci Code and any simple mistake might mean a refusal to lend from your chosen mortgage provider and could even have a detrimental impact on any future applications. No wonder they say ‘moving home is the most stressful time of your life!’
Which is why it pays to have an independent mortgage broker help you at this most imprtant of times but I’m not just a mortgage expert, I’m experienced in many different aspects of the property market giving me a unique insight into how it works and how to get what you want out of it.
I have been a sales manager and a lettings manager in various estate agencies in London, negotiating the sale or rent of well over one thousand homes. I’ve set up and run a luxury holiday rentals business and I spent 2 years leading up to the ‘big crash’ selling central London, off-plan investment properties to investors.
I’ve also bought and sold numerous properties myself both to live in and for profit. I have extensive first hand experience of the mortgage application process from the viewpoint of a customer, an estate agent, a mortgage broker and an investor and I fully understand how and why it is such a stressful experience.

Am I eligible for a mortgage?
If you have a regular income, a good credit history and money for a deposit then there is a very high chance you will be eligible for a mortgage. Even if you don’t tick all those boxes there are many different lenders who each target their own niche, adverse credit lenders for instance so there is probably a mortgage just right for you too. If you really want to know just get in touch and with just a little basic information I will be able to tell you with certainty what your chances of securing a home loan are
How much can I borrow?
You may be able to borrow around 4.5 times your annual salary although each lender has different lending criteria so in practice you may be able to lend considerably more by using one lender over another. This is because they will each assess the affordability of the mortgage by taking into account your outgoings each month but each lender has a different way of working this out so where one mortgage provider may consider health insurance payments and Sky TV to be an outgoing another lender may not meaning they will likely be happy to lend you more money
What does whole of market mean?
Some mortgage brokers (usually the ones who work for an estate agency) are limited to a panel of selected lenders with whom they place all their business. Being restricted to a handful of lenders like this means they often cannot offer the best rates. Blueberry Mortgages is a whole of market mortgage broker, which means I have access to almost the entire mortgage market, from high street banks and large well known mortgage lenders to smaller specialist lenders that cater to a certain kind of client such as those with a poor credit history. Many of these lenders only work with mortgage intermediaries like me and so you won’t find them on any price comparison website meaning you aren’t really comparing the whole market when you ‘Compare the Market’
How long does it take?
It is possible to get a decision in principle in a matter of hours so it is not unheard of to submit in the morning and have the DIP in time for dinner. But a full mortgage or remortgage will likely take 6 to 12 weeks from start to completion.
How much do you charge?
The initial consultation and any advice we give at that stage is completely free with no obligation to use me to secure your mortgage. Should you then instruct me to act on your behalf I charge £295 upon the receipt of a Decision in Principle and a further £495 when the mortgage offer is issued, although I do reserve the right to charge up to 1.5% in complex cases. And you only pay if I’m successful so if you don’t get a Decision in Principle there is nothing to pay, likewise should the mortgage offer not be forthcoming you will not have to pay the relevant fee
What if I can't get a mortgage?
If you are not in a position to move forward with a mortgage I will gladly advise you on the best course of action. After gathering some information I will be able to tell you what you need to do make yourself more attractive to potential lenders. Perhaps it is just a case of letting some time pass for some adverse records to drop off your credit file or maybe you need to pay down some existing loans or file your accounts, but whatever it is I will work with you to help you understand where you are and how to get where you want to be
